Detailed Situation/Description:
JCF Real Estate, through its affiliated entity, acquired in 2001 the Interpark Office Complex - 12 single-story office buildings uniquely located within the much-sought-after O'Hare office market. With rental rates averaging $6 to $12 lower per-square-foot than nearby high-rise buildings, JCF has maintained occupancy rates at or above 90 percent throughout its term of ownership. Tenants range in size from 800 square feet to more than 18,000 square feet.
Strategy:
True to the company's "buy right" philosophy, JCF Real Estate acquired Interpark with the intention of building the property's long term value through aggressive and proactive management, capitalization rate valuation and the intrinsic value of the redevelopment opportunities.
